Terms of service

These terms apply to estate agencies on the Costa del Sol that take viewings from Costa Del Sol Studio buyers. Costa Del Sol Studio is run by Dmytro Chupryna, a self-employed professional in Spain (NIF Z2930240E), Benalmádena, Málaga.
The service
Sol, our AI assistant, shows buyers homes for sale on the Costa del Sol, answers their questions, and asks the agency for a viewing when a buyer wants one.
What it costs
Agencies pay no fee. When a buyer we introduced completes a purchase, we take the share of the commission agreed with your agency in writing; if the buyer does not buy, nothing is owed. Buyers never pay us.
Both sides
You keep your listings accurate, answer viewing requests, and use a buyer’s details only to arrange their viewings. We run the service with reasonable care and handle personal data as the privacy policy says. Your listings stay yours; the site and Sol are ours.
Liability
The service is provided as it is. To the extent the law allows, we are not liable for lost business, and our total liability is capped at what you paid us in the previous twelve months.
Stopping, changes and law
Either side can stop at any time by telling the other; we then delete your agency’s data within 30 days. If these terms change, the date above changes and we tell you by email. Spanish law applies, and the courts of Málaga have jurisdiction.
